Lesson 5 — Real World Assets (RWA): Bringing Real Assets On-Chain

We have seen that blockchain can create and transfer digital assets. But blockchain technology can also be used to represent assets that already exist in the real world.

This is called Real World Asset tokenization, or RWA.

1. What Is a Real World Asset?

A Real World Asset, commonly called RWA, is an asset that exists outside the blockchain but can be represented or linked to a blockchain-based digital token.

Examples can include real estate, gold, government bonds, treasury bills, commodities, funds and private credit.

The basic idea is to connect a traditional real-world asset with blockchain technology.

2. What Does Tokenization Mean?

Tokenization means creating a digital token on a blockchain that represents ownership, rights or economic exposure connected to an underlying asset.

For example, imagine a property worth ₹10 crore. Instead of keeping the ownership structure completely outside the digital world, a legal structure could be created and digital tokens could represent certain rights connected to that asset.

The simple idea is:

Real-world asset → Legal structure → Digital token → Investor

3. Why Bring Traditional Assets Onto Blockchain?

Blockchain can provide a digital record of transactions and ownership-related information.

Tokenization can potentially make some assets easier to divide, transfer and settle.

For example, an asset that normally requires a large investment may potentially be represented through smaller digital units.

Blockchain can also allow transfers to be recorded on a shared digital network rather than relying only on traditional record-keeping systems.

4. Tokenized Ownership

Tokenized ownership means the token represents an actual ownership interest or legally recognised right in the underlying asset.

For example, imagine a property divided into digital tokens, where each token represents a legally defined ownership interest in that property.

In this case, the legal structure behind the token is very important. Simply creating a token on a blockchain does not automatically give the token holder legal ownership of the asset.

5. Tokenized Economic Exposure

Tokenized economic exposure is different. A token may give an investor economic exposure to the performance or value of an underlying asset without giving direct legal ownership of that asset.

For example, a token could be designed so that its value or returns are linked to a particular asset or investment structure.

The investor may therefore benefit from the economic performance of the asset without directly owning the physical asset itself.

6. Why Is This Difference Important?

When you see a token backed by gold, property or another real-world asset, do not assume that you personally own the underlying asset.

Always understand what the token actually represents.

Ask:

  • Who owns the underlying asset?
  • Who holds or controls the asset?
  • What legal rights does the token holder have?
  • Can the token be redeemed?
  • Who is responsible for the underlying asset?

7. Examples of RWA

RWA applications can potentially cover many traditional assets.

  • Real estate
  • Gold
  • Government bonds
  • Treasury bills
  • Commodities
  • Private credit
  • Investment funds

For Indian investors, gold and government securities are particularly interesting examples because these are already familiar traditional investment categories.

Key Takeaway

Real World Assets are about connecting traditional assets with blockchain technology through tokenization.

But remember one important point: a token on a blockchain does not automatically mean legal ownership of the underlying asset.

Before investing in an RWA token, understand the legal structure, the underlying asset, the issuer, custody arrangement and exactly what rights the token gives you.
